The seller had outgrown her Park Slope co-op while raising her children and wanted to sell quickly. The apartment was heavily cluttered, showing wear, and the building’s hallway and stairwells were visibly dirty. I was engaged to advise on how to prepare the apartment and building presentation for sale and to manage the necessary steps efficiently. This included:

  • Advising the seller to vacate the apartment prior to listing

  • Coordinating repairs, including resolving a leaking bathtub fixture that required opening the wall and re-tiling

  • Recommending and arranging repainting of the apartment

  • Identifying and coordinating professional cleaning for both the unit and common areas

  • Managing photography and launch timing

  • Advising against a video tour to keep the presentation focused and controlled

The focus was on removing friction for buyers and presenting the apartment as clean, cared for, and move-in ready.

Outcome

After preparation, the apartment showed exceptionally well. The listing attracted multiple offers shortly after launch, several above the asking price. The seller accepted a strong offer and closed quickly.
